What happened to the plan to build warehouses on former Air Products headquarters?

After a plan for warehouses fell through, the future of Air Products’ former headquarters property in Upper Macungie Township is still to be determined.

The 235-acre parcel between Hamilton Boulevard and Cetronia Road was considered for a trio of warehouses that had drawn some blowback from the community. However, Air Products still owns the property and dirt has yet to be turned for any construction project.

Two companies occupy buildings on the property at 7201 Hamilton Blvd.: specialty chemical company Evonik, which has its innovation hub on a portion that was not to be redeveloped, and Intertek, a chemical and material testing company.

“I don’t know of anything that’s going on down there,” Upper Macungie Manager Bob Ibach said last week. “[Air Products] did get a permit about a year ago to raze the buildings and do some minor site remediation.

“Other than that, I don’t know if they even have it advertised,” he said.

Air Products built its new headquarters in 2021 about a mile away. The nine-story structure sits on 53 acres along Mill Creek Road adjacent to Route 222 in Upper Macungie and Lower Macungie townships.

An Air Products spokesperson said in a statement to СŷƵ the company is making sure the property is suitable for development.

“When we announced plans to build our new global corporate headquarters in the СŷƵ, we said we would market and sell our former HQ property and that this would include the safe, structured removal of the remaining buildings, making it fully ready for development by a future owner,” Air Products said.

“This work has been done in phases, and we continue to follow all ordinances, provide continued site security, and stay connected to the township, neighbors, local businesses and government, and other area officials. The site continues to be marketed accordingly. At this time, we don’t have further updates to share.”

The plan that was debated and received approvals from the township in 2023 included three warehouses on 61 acres.

Logistics company Prologis would have owned the warehouses, but any deal apparently fell through.

The plan called for a 1.23 million-square-feet warehouse along the west side of the property. The second building would have been 926,250 square feet, and the smallest 435,600 square feet.

Air Products opened its former campus in the mid-1950s after founder Leonard Parker Pool relocated the company from Chattanooga, Tennessee. He began the company in 1940 in Detroit.
